Virtual Office in Surrey: What You Get, What It Costs and Who It's For
Working from home has become a normal part of running a business. For sole traders, start-ups and small teams, it keeps costs down and cuts out the commute. But it can leave a few awkward gaps. Your home address ends up on your website, your invoices and the public Companies House register. Clients have nowhere to meet you. And post for the business piles up on the kitchen table.
A virtual office fills those gaps without the cost of renting a desk you won't use. Here's what one is, who it suits, and exactly what you get with a virtual office at Robert Denholm House in Nutfield, Surrey.
What is a virtual office?
A virtual office gives your business a professional address and the services that come with it, without the physical office space, furniture or phone lines. You keep working wherever suits you. Your business address, post and, if you choose, your registered office sit at a staffed building instead.
Think of it as everything you'd expect from a serviced office, minus the desk.
Who is a virtual office for?
- Sole traders and freelancers who would rather not publish their home address.
- Start-ups that want to look established from day one.
- Remote and hybrid teams that don't need a full-time office but do need somewhere to meet, receive post and be found.
- Businesses based elsewhere that want a South East England address closer to their clients.
What you get at Robert Denholm House
Robert Denholm House is a late Victorian mansion set in 27 acres, just off Bletchingley Road (A25) in Nutfield, Surrey, RH1 4HW. As a virtual office client, you get:
- A prestigious business address in South East England
- Reception and mail-handling services
- Free parking whenever you visit
- Access to the communal areas and grounds
- Use of the kitchen and washroom facilities
- Wifi while you're on site
- An invitation to the TLP Workspace Christmas Party and Summer BBQ, which you're welcome to share with family and clients
That last one matters more than it sounds. Working remotely can be isolating, and the events are a relaxed way to meet the other businesses based at the house.
When you need more, you can add services and pay only when you use them. These include meeting room hire, telephone answering, mail franking and catering. As a TLP Workspace client, you can also call on our sister companies within TLP Corporation for IT support, recruitment, HR and payroll.

Using a virtual office as your registered office
Every UK limited company needs a registered office address, and it appears on the public register. Since 4 March 2024, Companies House has required this to be an "appropriate address": somewhere post sent to your company will actually reach you, and where the sender can get confirmation of delivery. You can no longer use a Royal Mail PO Box as a registered office.
You can, however, use an address provided by an agent or service provider with their permission. Robert Denholm House is a staffed, physical address, so there is always someone to take delivery of post. It meets that requirement, and it keeps your home address off the register.
If you're a company director, there's another date worth having in your diary. Since 18 November 2025, Companies House has been rolling out identity verification for directors. Existing directors have a 12-month transition period, which ends on 18 November 2026, and need to confirm they've verified when they file their company's next confirmation statement. A confirmation statement can't be filed until every director has verified, so it's worth checking when yours is due. Verification is about you rather than your address, but if you're updating your company records anyway, it's a sensible moment to review where your registered office sits too.

Virtual office FAQs
Can I use a virtual office as my registered office?
Yes, as long as the address is an "appropriate address" under Companies House rules and the provider has given permission. At Robert Denholm House, registered office use is available for an extra £30 + VAT per quarter.
Is a virtual office legal in the UK?
Yes. Using a virtual office address for your business is legal. What matters is that the address is genuine and that post sent there reaches you, which is exactly what our reception team handles.
Can I hold meetings at my virtual office address?
Yes. You can book our meeting rooms whenever you need them and pay as you go. Free parking makes it easy for clients to visit.
What happens to my post?
Our reception team receives post addressed to your business at a staffed address, so there is always someone to take delivery and nothing important gets lost in the shuffle.
What if my business outgrows a virtual office?
Virtual office services are priced per quarter, with no fit-out costs. If you later need a desk or a private office, we also offer serviced offices at the same address, so your business address doesn't need to change. Our guides to serviced offices in Surrey and flexible office space on 3-month rolling contracts explain how those options work.
